How do I use a quit claim deed to inherit my mother's property?

There are no liens or burdens. Which one would you suggest? I just filled out a quit claim deed.

You could use either a quit claim deed or a warranty deed to transfer the property. The only risk of a quit claim is that it transfers any liens and burdens with it. A quit claim can sometimes be something that title companies don't prefer. So if you were going to sell immediately, that could be an issue. If you plan to hold it, that usually won't cause a problem. You can complete the deed, and it would then need to be notarized and filed in the county recorder's office.
