Because they’ve been there two years, do not just tell them to leave, change the locks, shut off utilities, or move their belongings. In many places that can be treated as an illegal lockout, and eviction usually requires written notice and then a court process if they do not leave. State and local law can also impose “just cause” limits in some places. What you generally do is:

1. Give written notice ending the tenancy or occupancy.
2. Wait the required notice period.
3. If they stay, file an eviction/unlawful detainer/holdover case in the proper court or housing tribunal.
4. Let the court process finish before removing them.
