Arizona law does not concern itself with whether the agreement is in writing or whether the tenant has paid rent. Non-renewal procedures also apply to subtenants as well. The history of the property is that the land was bought for my brother and his wife at the time and kids. He was supposed to pay our parents back for the property, but never did.

No, this is the first one. I was giving them until Spring, because winter where we live it is really hard to find a place to live.
So, spring is coming up and we would like to clean up the property and maybe sell it.

She isn't paying anything to live there, nor has she offered to pay. She thinks she should be able to stay there for free.
