Hello Liz, I used a template I found online and have not signed a renewal with my tenant since. I now would like to increase the fair market rent to submit it to Section 8. Here is the initial lease attached.

It does not say that it automatically renews, so I'll need to offer this renewal to increase the rent and I know I'll need to stay on top of this going forward.

Seeking advice from others, I heard Section 8 requests renewals but oddly in my case they have not. Unless the tenant has done so without my knowledge, which I hope is not the case here.

Normally, you would send an entirely new lease as it expired years ago. You can't really renew something that has expired a few years ago.
