I live in an 8 unit apartment in Ventnor, New Jersey and all of us tenants are worried that when our 94 year old landlord passes away, his kids will sell the land our building is on to a developer and kick us out. Will forming a tenants association provide us any protection in New Jersey?

I just don't want to come home one day and find an eviction notice on my door because the landlord’s kids want to make a few bucks. I think if they want us out they should at least give us 90 days rent free or at a reduced rate to find similar accommodations, which could be troublesome because we live 2 blocks away from the beach in an area with very little crime. As far as I know everyone is in good standing financially with the landlord, because we've seen people evicted for non payment and we are a pretty tight knit little community down here.

What if they don't kick us out but they raise the rent? Like unreasonably.
