You should issue a 3-day notice to pay rent or vacate (Florida Statutes § 83.56(3)). It must list the amount owed, give 3 business days, and be delivered properly (Florida Statutes § 83.56(4)). If unpaid, you can file for eviction in county court, attend the hearing, and get a judgment for possession (Florida Statutes § 83.62).

How do I prove verbal communication about rent? And how long does court processing take? What if the house is further damaged out of anger?

You can prove verbal communication with follow-up texts, emails, or witnesses. Evictions usually take a few weeks to a couple months depending on the court. If more damage happens, document everything with photos and repair estimates.

Okay, thank you. I will deliver the letter now. Is it legal to cancel the WiFi subscription the tenant is using? It's under my name and I'm paying for it.

Generally yes, unless WiFi was part of the rental agreement. If it wasn’t promised, you can cancel it.

The agreement just said “utilities are not billed to you.” I charged one total price for living there.
