[TN] If I accept a rent credit for mice issues, does it release my landlord from liability?

If you accept the credit, it might waive the landlord's responsibility for future issues related to the current problems. However, it shouldn't affect any claims you might have for issues that occurred before accepting the credit. (TN Code § 66-28-501)

However, that would depend also on if the $2,500 is considered settlement for everything, which would be something you'd have to negotiate.

Hello, I would like to know if I sign this document, it doesn't release the landlords from any liability moving forward. Here's what they sent me:

The owners of the property located at Christiana, TN 37037 will provide the tenants a $2500 credit on December rent, in lieu of repairs, for issues related to mice intrusion and pest control. This will be the only such credit applied for the duration of the contract ending on April 30, 2027. Additionally, the owners agree to pay up to $75 per month for continuing pest control service for the duration of the contract and will allow the tenants to choose the company that provides the service.

We have mice issues and we had 4 different companies come out to give us quotes and they discovered the attic's insulation have mice and squirrel feces all over, mice pee on the baseboards, the mice chewed the water line to the tub in the crawl space. The professional companies recommended sealing the entry points to help prevent the mice from getting in. We just moved here in August and the reports from the professional companies stated these issues have been going on prior to us moving in.

Just so that I'm understanding correctly, anything that happens afterwards would be voided? What about the things that happened before we accept the credit?
