Yes. I did the lease, and everything is settled. My tenant just wants a legal document that states the last month's rent must be paid before she moves in.

Okay, that legal document would be the lease agreement itself. It should state that you are allowed to collect first and/or last month's rent as well as a security deposit (Florida Statute § 83.49). The lease is a legally binding contract.

If it specifies collecting the last month's rent, you already have the necessary document. You don't need any additional legal paperwork.

And if she refuses to pay, that’s grounds to cancel the lease and potentially evict her. You can charge her rent until a new tenant moves in. She is legally bound to pay the amounts specified in the lease she signed.
