If she set up the trust or knows who set up the trust then a quitclaim deed is the simplest type of deed because there isn't any question about the history of the property. If she doesn't know the history of the property or who set up the trust then it is best to get a general warranty deed because that guarantees that the trust is transferring clear title to her without any other person or entity having any claim to the property.
