I'm in Pennsylvania. I had a survey done, which confirms both neighbors have encroached on the property line, one with an air conditioner and the other with a poured concrete porch with a fence. Can I have them sign a ground lease for a nominal dollar amount to avoid any adverse possession issues?

My mother helped me purchase a home. She’s responsible for the mortgage, but I’ve been paying. We were both married at the time and now she went through a divorce. I wanted to submit a quit claim deed to remove his name. However, on the warranty deed it stated her name as "a married woman" and my name as "a married man." How do I go about re-recording this to the Clerk of Courts? Thanks.

I am filling out a quitclaim deed for my deceased mother's home. My three siblings and I currently own the property. My husband and I are purchasing it for $380,000, which will be divided between the four of us. I understand that I need to create a quitclaim for each sibling with the amount of $95,000 listed for money in hand. Seeing I am buying the house from my siblings, do I need to fill one out for myself?
