My father has two inoperable brain tumors and will pass away once treatment concludes. My parents are trying to make sure the ownership of their home is written under my mother and me. I have put together a quitclaim deed for the state of Florida, but I’m not sure if this is all I need in order to make this happen. It doesn’t mention anything about survivability or ownership transferring to us upon his death. Could I have you review the original deed and the quitclaim?

My father-in-law wants to sell his old house to my wife and me, but wants to save us mortgage interest by paying him directly. I want to take all the hassle of owning the home off his shoulders. Are there any means of transaction that would allow my wife and me to pay the property taxes? As far as I can find, Indiana state law doesn't acknowledge title transfer on a lease-to-own or land contract until the wholesale price is paid.

I understand that in South Carolina, when a spouse passes away, the title to the home is automatically transferred to the surviving spouse. What form is used for this? Also, I am a small-estate judgment in probate court. Should the home be listed under that form as a real estate holding for my deceased wife?

My fiancé and I purchased a condominium together for the price of $325,000. I paid $299,000 and he paid $26,000. We had another financial arrangement concerning his investments and placing me on those, and he has not fulfilled the verbal agreement. In the event we do not stay together, I would like a quitclaim deed transferring the entire condo to my name solely. He has agreed, with some provisions we will put in writing. Is there anything I should know?

I co-signed for my son's mortgage in 2008. I am still on the deed and would like to be removed. I assume I can accomplish this by submitting a Quitclaim Deed form to the county. I know I'm still on the mortgage, but would like to be off the deed.
