Hi! 10 years ago my mom got deported after living in Austin for 2 months. She had a B2 visa and hadn’t overstayed her permit time, but my brother (a minor) was studying in Austin. Now I’m living in Milwaukee on an L1 visa, and my mom wants to try to get a tourist visa again to visit me. What’s the best way to approach this?

Is a warranty deed or transfer on death deed preferable? The property owner is in hospice. He gave POA and everything to my mom, but he progressed faster than expected, and my mom procrastinated. He has no family, no children, and no spouse. His brother passed away over 15 years ago. He told my mom to take the house, but she never finalized it, and now he’s incapacitated. We want to transfer the house, but we're trying to find the best way to do so. Also, there’s no will in place.

I’m trying to become power of attorney for my grandmother, but she already has a power of attorney. Do I need to have that person’s privileges revoked before I can become power of attorney or can I just go about filing with Grandma for the power of attorney?

I am filling out a quitclaim deed for my deceased mother's home. My three siblings and I currently own the property. My husband and I are purchasing it for $380,000, which will be divided between the four of us. I understand that I need to create a quitclaim for each sibling with the amount of $95,000 listed for money in hand. Seeing I am buying the house from my siblings, do I need to fill one out for myself?

The name of the landlord on the lease agreement is different from the current owner of the property (sale took place on 02.14.2025.) I have drafted the Notice to Quit with the current landlord name. Are there other measures I need to take to address the sale of the property in the middle of existing lease agreements before issuing Notice to Quit?
