You can use a quitclaim deed form online. You would need to quitclaim the property to yourself and your daughter so you both end up as co-owners, typically 50/50 (N.J. Stat. Ann. § 46:3-6). If you list only your daughter, she would receive full ownership. The legal property description should come from your existing deed.

Hi there! My name is Liz, and I’ve been an attorney for more than a decade. What concerns do you have with the quitclaim deed?

Where can I get it and add my daughter as co-owner?

Okay, so I can fill that form out then?

Yes. Once it’s completed, it needs to be notarized and then filed with the county recorder’s office.

Thank you so much.
