What can I do If my rental company charges a disputed violation fee and threatens eviction?

Calling them is not going to be a very effective method of disputing this because they can simply claim they never got any message. So the best option here is to dispute their claims in writing and send it to them in a letter via certified mail explaining what happened and how you are disputing their claims.

If you review your lease, there should be some type of address for the landlord that you can send the certified letter to. If not, you should be able to look up who the property owner is by contacting your local property tax office, as they will have the address of the owner. (TN Code § 66-28-101)

Further, if it is a company that is your landlord, you can look up the company on the Secretary of State's website for your state and it will provide their registered agent for service, and you can send the letter to that address.

My rental company is charging me a violation fee that I am disputing. They are not responding to any calls and there is no physical address to visit. They have now charged a late fee and will threaten eviction if it isn’t paid. What can I do?

I'm sorry to hear that you're facing this challenging situation with your rental company. Have you received any written communication regarding the violation fee or late fee?

The only communication was the charge on my account.

How long has it been since you first disputed the violation fee?

2 weeks when it was first charged. No response has been given to me and I’ve called at least 6 times.

Is there anything else the landlord-tenant lawyer should know before I connect you? Rest assured they'll be able to help with your violation fee dispute.

Yes.
