The issue is whether or not there is an agreement in purchasing the garage that they had a non-competition clause or something in writing regarding this. Without something to support the argument, the seller could operate another business right nearby. You can push back and argue that he affirmatively told you there were no other garage operations and that was the reason you signed the contract. But without it in writing, it is hard to enforce.

I am buying a business from a person who owns two properties side by side, and I was told that I was the only authorized garage in town. Now he has allowed another garage to move in next door to me who does towing and is not bringing the cars to my shop like the customer requested and is bringing the cars to their shop instead of mine. The town told me I was the only authorized garage but lied. The person I am buying the business from lied and told me I was the only authorized garage in town, so I did not see the point to add a non-compete clause in the contract. Now his other building has a garage in there interfering with my business.
