First, you'll list your home with a real estate agent, who markets it and shows it to potential buyers. Once you get an offer you like, you'll negotiate the terms and accept it. The buyer will then order a home inspection and appraisal to make sure the home is worth what they're paying and is in decent condition.

After that, the buyer's lender will approve financing, and you'll move toward closing. This is where things get important with your mortgage. Your lender has what's called a lien on the home, meaning they have a legal claim to it until the mortgage is paid off. At closing, the sale proceeds go to pay off your mortgage first, and whatever's left goes to you. This payoff and lien release process is generally governed in California by (CA Civ Code § 2941), which requires the lender (or its trustee) to reconvey the deed of trust within a set time after the loan is paid in full. You'll also pay real estate agent commissions (usually around 5 to 6 percent of the sale price) and closing costs like title insurance, escrow fees, and transfer taxes.

The whole process from listing to closing typically takes two to four months, depending on the market and how quickly you find a buyer. One thing to keep in mind is that you'll need to make sure the sale price is enough to cover what you owe on the mortgage plus closing costs, or you'll be short at closing.
