There are typically two types of trusts, revocable and irrevocable. Either type of trust can hold land as an asset, so the term "land trust" doesn't really define a particular type of trust.

If your goal is to keep the ownership of any real estate confidential, then any trust can achieve that objective because once real estate is transferred into the trust, the trustee is listed as the legal owner in care of the trust (SC Code § 62-7-401). But someone could always look back through the deeds and see who transferred the property into the deed, although they wouldn't have any idea who the beneficiaries of the trust are, since that is confidential and not public information.
