Hello, I had spoken with a lawyer over the phone who made a suggestion to complete an affidavit of survivorship. My grandmother and I own property and she has passed away. I believe I've entered all the correct information and am ready for the next step, which is getting the notary done. After that, do I just take the affidavit and death certificate, as well as the warranty deed, to the county recorder's office?

Hello, I am looking to have this hard money loan document reviewed. This will be filed in Arizona. I am a married man who sold my personal home which I had before the marriage. I have a $280k gift of equity letter from my father as he was the contractor on the home, and $220k of equity came from the sale of my prior residence, which I owned as a single man when I purchased and sold it. I am lending $400k to my father for a business venture, which will be a 36-month term with a balloon payment at the end and a 5.5% annual interest rate. My goal with this document is to provide a buffer and clarity in case my wife and I divorce. I want to make sure this protects the companies that will use the money and myself, and that it protects the funds.

My sister has a VA loan for her property in the state of Arizona. She wants to gift me her house, legally. I will be the full and only owner on this property. She still has the loan and is in full control, as well as continues payments. The VA and county told us to get a lawyer. I know the lender my sister uses.

I sent in an Affidavit for Small Estates to a financial institution so I can be named beneficiary for my sister's estate (she died Oct. 11, 2025 and apparently the beneficiary had not been changed after her husband died in 2020). The financial institution says I sent the wrong form — the one I sent was medical permission but not financial permission. They said it was from Section 14-3974 but I can't find any form for the state of Arizona that identifies as that.
