We have renters who are reluctant to leave. Their lease ended June 2025. We gave them a lease termination letter effective October 27th, 2025, with the last day being March 1, 2026. They stopped paying rent in January and are still not out of the house. They told us they'd be out by tomorrow and now they are saying they still need more time and we cannot change locks unless we go in front of a judge with a 30-day eviction notice. Does the lease termination letter given in October qualify as the written eviction notice?

Hello - I am helping my sister with her will. Her estate is fairly simple - she owns a condominium and after her death would like to transfer the property to a friend that will then sell it, pay off any debts, make a few specific gifts of money, and then give the remaining proceeds to one or two charitable organizations. I recommended that she transfer the real property using a TOD deed. I want to know if this is the proper way to manage the estate and if we should reference in her will that the real property is being transferred using a TOD deed?

Hello, I would like to understand how to evict a tenant for multiple violations of the lease agreement. The tenant was also given two options on how to proceed: Pay the penalty fee and correct the situation; or Leave the premises, end the lease agreement, and pay the cancellation fee, penalty fee, and have 30 days to move out. He chose to vacate as long as he does not have to pay any fees. However, with the lease agreement, he signed a very black-and-white rental agreement. He is stating that because I am the one choosing to have him vacate, he does not need to pay anything, even though his violations are what caused him to receive a notice.

I was infected with herpes type 1 by someone who knew they were exposed to it, slept with me, and didn’t tell me. I now have a severe infection all over my body, affecting all of my organs, and it is potentially life threatening. I have spent thousands on medical bills, and my life is at risk. I am unfortunately living with this person currently, but will move out on 11/10/25. This person has threatened to kick me out of the home in which I live with him, and I have nowhere to go until my move out date on 11/10/25. I told the man who infected me with this disease that if he kicks me out with nowhere to go while I am attempting to heal, I may seek legal recourse for what he has done to me, or if my condition gets worse, if he doesn’t offer me financial help on his own first before I consider legal recourse. This man who infected me, whom I live with, has an illegal career selling drugs. One of the roommates in the household began messing with my personal items and trying to destroy them, and my items are financially valuable. I also told the people I live with that if my items are destroyed, I will take legal recourse on this as well, for damaging my items, for my severe health conditions since being affected, and if I am kicked out before I am able to move out, so that I can heal from my disease in peace before I am able to move out. First off, do I have a legal right to do all of the things I have said I may move forward in, and did I misstep in saying I may take legal recourse based on what has been done to me?

I went to a clinic to get treatment a couple months back to a place called Rocky Mountain Men's Health Clinic. Upon my initial consultation, I received a shot from them for testosterone and had a reaction to it that affected my heart rate. A part of their treatment plan was to self-inject a syringe for future treatments, which made me very concerned. I don't have any health insurance and didn't want to risk further issues through their treatments and decided to cancel the day after my initial consultation. Thankfully, my reaction went away on its own and I didn't require any medical treatment. That being said, they are still charging me for the full amount of a yearly treatment in the amount of $3,300, even though I tried to cancel everything. I told them about the issues I was having with the treatment, but they said that even though I canceled, I still have to pay the full amount.
