[GA] Can I use a 3-day notice to evict a room tenant for repeated lease violations?

I have a tenant that rents out a room and is only allowed to have a guest if it has been approved. She has had someone there almost every week. I am giving her a 3 day notice as I have already given her notice about guests, along with smoking and having pets. Is that going to be a problem for a 3 day quit notice in the state of Georgia?

[GA] How can an out-of-state power of attorney be made valid for use at a bank?

I really need your help. This is a long story, but you need to understand it to help me. I live in Georgia. My brother has a house and bank accounts in Georgia. I have an old power of attorney that was done in South Carolina in 2000 when we lived there. Due to many serious medical problems, we moved to Georgia, and I never thought to update the power of attorney. Because of my health issues, this was overlooked. My brother bought a house in Augusta about 18 months ago. At the time, he was in South Carolina helping friends.

Hello, I’ve prepared a quitclaim deed in order to add my spouse to the deed for purposes of homestead. On the form where “grantee” is required, may I enter my spouse’s name along with mine? Thanks.

[GA] Should my sister-in-law use the phrase “love and affection” on a quitclaim deed, or is a token amount required?

The home in question has a Property Deed in the names of my wife and her sister. The sister (my sister-in-law) is going to transfer all her interests in the home to me without stipulating any monetary value using a Quit Claim Deed. Should she use the reason for transferring the property to me use the phrasing, "for love and affection?" Or should the Quit Claim Deed have a token value of say $10.00?

[GA] Can a landlord require full monthly rent when a month-to-month tenant moves out mid-month?

My tenant is moving out Nov 15. They gave notice on Sept 15 and it is a month to month lease using this form. I am stating that full month of November is due and I'm giving them a credit back for essentially 1 week rent as a gesture/ goodwill. They are demanding it be prorated to the full amount. They did enter in via a few days proration at the beginning. They assumed proration at the end without requesting it. What are my options?

[GA] What are the steps to place an LLC and international bank accounts into a Georgia revocable living trust?

I just created a family revocable trust (me and my wife, with my son as beneficiary) and intend to put my primary residence under the same. I and my wife also own an LLC (partnership) that owns an investment property (long term rental). Is it wise to put the LLC also under the Trust's name? and if so, how do I do that?
