I have Power of Attorney for my mother; her residence is in Alabama. That POA explicitly states that I can create an inter vivos trust for her. I have downloaded and filled out a Revocable Living Trust form from eForms. When I sign anything for her today, I sign it " agent for principal" or I sign it ", by Agent". Is that way of signing the way to sign the Living Trust for her? She cannot sign it as she is not of sound mind to do so.

We are creating a STATUTORY SHORT FORM POWER OF ATTORNEY for the purposes of creating a trust, sale of co-owned real estate, and possibly a quitclaim for co-ownership of our house. Will a statutory short form power of attorney allow us to do these things?

I typed up my ladybird deed. But it lists two beneficiaries. First my fiancée and second my nephew. Upon research, I found out that listing my fiancée as the first beneficiary and my nephew as second doesn’t reflect my intent.

My aunt moved to Dallas and passed away six months later. Her partner is still in Florida in an assisted living facility. I am the power of attorney for my aunt and the sole beneficiary of her estate under her will. How do I get the mobile home title and registration in their friend’s name?

I take care of my sick sister. She has dementia, and whenever I try to handle finances, I get declined. I’m in Texas. I have current POA papers I purchased last year, but the bank won’t accept them, nor will the Texas Attorney General for child support payments. I need papers that cover all money, finances, etc., so I can actually use them. What should I do?
