[AZ] Does a beneficiary deed allow the surviving spouse to avoid probate?

Hello, I am setting up a Beneficiary Deed (aka Transfer on Death Deed) in Arizona. My wife and I are co-owners of the house, so I have listed us both as Owners/Transferors, and our two kids as Beneficiaries. In the event that I die, would the deed transfer to my wife automatically, as co-owner, avoiding probate? Or would I need to set up a separate Beneficiary Deed for her as well?

Arizona Beneficiary Deed: It asks for prior recorded information. Does this refer to recording information for the original vesting deed and/or the existing deed of trust? A beneficiary deed, I believe, has no effect on either. If so, leave blank?

[AZ] The rent hsn’t been paid for 3 years on our deceased parents’ mobile home. As successor trustee of our parents’ estate, should I send the intent to vacate and surrender the mobile home to the owner?

Hi! The rent hasn’t been paid for 3 years on our deceased parents mobile home which was given to my sister under our Mother’s will/trust. The owner has sent a Notice of Termination of Rental Agreement for non-payment (7 day) certified letter to me, as my sister has not responded to his requests. My question is this — as successor trustee of our parents estate should I compose the intent to vacate and surrender the mobile home to the owner? The deed is still in our parent’s name.

[AZ] Did the hospital unlawfully detain me and if so what can I do about it?

I went to the ER for PVC/PAC heart rhythm issues. I voluntarily admitted myself to Via Linda Behavioral Hospital for SI concerns—said I “wouldn’t mind going to sleep and not waking up” because of pain and daily heart flutters. I was told I could check out AMA anytime, but later they said I couldn’t leave until a doctor approved it. I signed papers while extremely emotional and vulnerable. They won’t let me wear my prescribed Holter monitor. Can I sue for emotional distress, coercion, kidnapping, or something?
