My father recently added me to the deed for his property and my understanding was that it was to be a deed with joint tenancy (right of survivorship), but "Joint Tenancy" is nowhere to be found on the deed he created online. My concern is that a will or the like would allow his presence in the deed to go to another party, instead of fully to me. The deed also states that it doesn't take precedence over other documents. Or that's how I'm interpreting the following: This conveyance is made expressly subject to the deeds of trust, mortgages, conditions, restrictions, rights of way, easements, and other instruments of record, in so far as they may lawfully affect the property.

We had a lease agreement with a tenant before my parents died and now there are 3 squatters living on the property and we are trying to get them evicted. We have no lease with them or any type of contract. I went to the home and the man had a lot of weed and plants and also a dog. One of the men is a drunk and is causing damage and he is smoking in the home. Also, a dog is scratching up the wood floors and doors and walls. Is the 7-day notice good for the state of Maine? What do I need to change and how do I get them out?

We evicted tenants from our apartment yesterday. It was a furnished unit. When we got in, the couches and chairs were covered in urine and cut up, and one of the mattresses was also soaked in urine.

I went to court today for an eviction hearing. We didn’t end up doing the full hearing but came to an agreement between both parties. It was decided we will be granted the writ of possession, but we’re not to serve it before 6/15. I was wondering if there’s any ability for the tenant to appeal an agreement like this. It was made with us and the judge present, but we didn’t have a full hearing.
