In Oregon, if you want to buy a firearm, how do dropped and/or dismissed felonies affect the background check process, if any?

I just broke up with a man who I have lived with for 6.5 years, since August 2019. We had intended to marry. When I lived with him, I paid him rent, equivalent to approximately 40% of the mortgage. In 2021, he created a living trust, named me as a beneficiary and gave me power of attorney over his healthcare, in the trust he stated his intentions that I could stay in the house after his death, requesting that his brother provide for me from his estate. Do I have any domestic partnership rights? The trust was prepared in CA, but we currently live in OR.

I've got a few questions about how to negotiate over a property in Oregon and negotiations are over the property as well as the resources, equipment, valuables, etc. on the property as included. I paid a $10,000 amount to have it not be put on the market and get first ride refusal if they didn't put it up for sale however, some things the other party did caused me to skeptical of their honesty and I don't know what else they could be up to at that point. I told them this being in December in both writing and verbally that "I wanted my money back you continue to negotiating, but you don't have to give me any exclusivity," they basically refuse to do so so I noted this down when this happened. I have emails showing me further requesting it back and the date requested back. I have a recording of the entirety of our negotiations and they are legally recorded. I need my money back and I don't see any other way other than to put a lien on the house for sale or have a crew interest. I believe he is in Wisconsin at the moment as am I but I'm not 100% sure. Obviously I know the location of his Oregon property and there's a lot more to get into about different levels of fraud. Do I go straight to Oregon to get an attorney and how do I do that affordably? What's the most aggressive action that I can take, and the most I can get being reasonable. Affordable but still getting my money back.

Hi there. I’m assuming a property that has a VA loan. The property has the main home and then an ADU. The VA loan requires owner occupancy. I run a group home out of the main home. Could I move into the ADU to satisfy that requirement? What would be required for me to establish owner occupancy?

Does the beneficiary/inheritance only become effective when both my spouse and I die? We want to ensure that if only one has died, everything continues to be full ownership to the other spouse. What address should we put on the trust given it is for a house we are buying and expect to be at once it’s in place? Also, should we wait to list the house we are buying until closing when setting up the trust? Does someone who is not a beneficiary of a percentage of assets, but is specific to a vehicle, need to be listed directly as beneficiary (with 0% general share)?
