Hi there. I’m assuming a property that has a VA loan. The property has the main home and then an ADU. The VA loan requires owner occupancy. I run a group home out of the main home. Could I move into the ADU to satisfy that requirement? What would be required for me to establish owner occupancy?

Does the beneficiary/inheritance only become effective when both my spouse and I die? We want to ensure that if only one has died, everything continues to be full ownership to the other spouse. What address should we put on the trust given it is for a house we are buying and expect to be at once it’s in place? Also, should we wait to list the house we are buying until closing when setting up the trust? Does someone who is not a beneficiary of a percentage of assets, but is specific to a vehicle, need to be listed directly as beneficiary (with 0% general share)? Do contingent beneficiaries need to be listed as beneficiaries or just referenced in full name on the inheritance description?

My legal maiden name was not used on my Oregon application for marriage. Instead, since I was 6 years old, my stepfather's last name was used. He did not adopt me. Now, I need to prove that the two persons with those names are both me. I would prefer to have the marriage application corrected, if possible. All I have is some school report cards in the name of Whiteman.

Last year, I was admitted to the hospital after I was found unresponsive in my bed by my wife. My father was called to come and look at me as I came in and out of consciousness. He ended up picking me up on his back and taking me to his car and he took me to the hospital. The emergency doctors ultimately diagnosed me with spinal meningitis and kept me there for three days. I had an MRI of my spine and I was found to have compression fractures on 6 of my vertebrae (I had a cane for 4 months afterwards and couldn't stand up straight). As we were leaving, a nurse suggested that I see a neurologist. The neurologist suspected it was epilepsy. I told him about all the times I had collapsed unexpectedly throughout my life and I was flabbergasted that this was the first diagnosis that explained all these random occurrences. The earliest I can remember was when I was 15. He said I would have to wait for it to happen again. It happened again a month later and I was formally diagnosed with epilepsy and mild brain damage, specifically mild neurocognitive disorder. I am furious that the hospital thought I had a seizure (as they asked my family if I was an alcoholic), but misdiagnosed me and billed me for services for something I didn't have. Also, the neurologist was a piece of shit and shouted at me when I couldn't recall what my job was at the time. Also, I saw a neurologist ten years prior after another seizure at work made me collapse in the hallway. I am now unable to work in the same capacity as I did before and my marriage is falling apart as my condition worsens and my emotions and anger change all the time. I was wondering if there's any capacity for medical malpractice here as I feel furious at the medical system. I had a seizure recently on vacation and the doctor there thought I was on drugs. I am so disappointed as 1 in 26 are supposed to have epilepsy and I have felt no compassion on my journey at all. Just wondering if I have a case here.

I have an employee in Oregon that I fired on Sunday. He has a store key that he now refuses to return. I told him to bring his key back to the store then he can pick up his final check. His final check was ready for him the day that I fired him. What are our options?

My car was involved in a car crash/fender bender in Clackamas County, Oregon, where it looked like the other driver had driven off afterwards. I just missed a call from the sheriff now that left a voicemail asking to speak to me. I am worried that the other person is going to say that I left the scene of the accident. What is the law around hit and run, and any advice on what to do?

I am trying to have my deceased husband’s name removed from the deed for our home we owned together. I have filled out an affidavit of survivorship form and will sign it with a notary. I also have a certified death certificate. It will be filed in Washington County, Oregon. Do I need any other forms to have his name removed?

Reviewing the transfer-on-death deed I just completed online, do we need to include a spousal acknowledgment? Our intent is that when both of us are deceased, the deed will transfer to our daughter.
