Hello Sir -- My father has two inoperable brain tumors and will pass away once treatment concludes. My parents are trying to make sure the ownership of their home is written under my mother and me. I have put together a quitclaim deed for the state of Florida, but I’m not sure if this is all I need in order to make this happen. It doesn’t mention anything about survivorship or ownership transferring to us upon his death. Could I have you review the original deed and the quitclaim?

My aunt moved to Dallas and passed away six months later. Her partner is still in Florida in an assisted living facility. I am the power of attorney for my aunt and the sole beneficiary of her estate under her will. How do I get the mobile home title and registration in their friend’s name?

I have Durable Power of Attorney over my father for Real Property Transactions and Tangible Property transactions. Is it okay to sign the quitclaim deed for him? Is your father still mentally competent?

How can I get my inherited condo transferred if the personal representative has been refusing to do so for over 5 years? I have filed motions and petition to do so but he blocks me with tactics and now it's in foreclosure for late HOA fees. The judge refuses to grant an emergency hearing to stay the foreclosure action.

Florida Statute 943.0438 — Athletic Coaches for Independent Sanctioning Authorities — states that background checks should be conducted by a nongovernmental agency, which should be the football league. Our city is saying they are responsible for this, despite the Florida statute. This is important because this statute allows for coaches to go through an exemption process, which the city says they are not obligated to do under their statute.

My insurance adjuster indicated that they intend to offer something around $70k, with my coverage being $100k. But this will absolutely affect my insurance for several years. How can they do that? This was determined to be an equal fault accident and the other party is injured, not me. The adjuster also told me that they typically offer low and negotiate, but if the other party chooses to reject that offer, I might be liable to pay the difference between what they offer ($70k) and what they are demanding ($100k) out of my own pocket. Even though my coverage goes to $100k. I’m like, that’s a lot of money! Why would I have to pay this? She said, “To keep yourself out of court.”
