So I just made a quick claim deed for a property in Florida. Its transferring it from my parents to me. I have Durable Power of Attorney over my father for Real Property Transactions and Tangible Property transactions. Is it okay to sign the quick claim deed for him?

I am selling a 1961 unregistered project car to a private seller. I have completed a bill of sale expressing (as-is) and will have it signed and notarized with the buyer at my local banking branch. Will also sign the title over at that time. It is titled to an irrevocable trust of which I am the trustee and only beneficiary. Is there anything else I need to consider to protect myself from liability in Florida?

So my parent is placed on hospice and cannot make decisions. My other parent is the legal spouse, but wants to sign a power of attorney so I can handle the financial matters. Who should be listed first on the paperwork — my other parent or the parent in hospice?

My father has two inoperable brain tumors and will pass away once treatment concludes. My parents are trying to make sure the ownership of their home is written under my mother and me. I have put together a quitclaim deed for the state of Florida, but I’m not sure if this is all I need in order to make this happen. It doesn’t mention anything about survivability or ownership transferring to us upon his death. Could I have you review the original deed and the quitclaim?

If the 2nd agent on a POA lives in a different state, can they sign and send it back to us and then we go forth and sign?

Yes, the property was our primary residence for 20 years. Our property records recorded the purchase on 5/31/2002. The intent with the quit claim deed is to update my wife’s name to our married name. She is already on the current deed under her maiden name but we were listed as single individuals at the time of the purchase and married on 9/4/2002 the same year as we purchased the property. I am very interested in the easiest way to update the deed to show we are married. We were married in Broward County where the property is also recorded.
