My mother is updating all properties to her trust. Only one property still has my mother AND father on it. My father passed away in Oct 2024. We did not include him on the quitclaim deed and indicated mom was a widow. Just making sure we did this properly.

Have I included information that the judge will not appreciate or will be considered inappropriate? As I'm sure you can see, I am very emotional, and I don't want to submit a document with information that could cause me problems. I just want my child to be safe, and I'm not sure her mother is able to provide her with a safe environment.

My vehicle was damaged by negligence from a condo. A couple days after they fixed the issue at the condo, they did acknowledge and say they would pay for the damages. We did not go through insurance—I was not covered—so we waited for them to pay it. They have not returned any calls. It is my mother’s condo, so she has done her best to help. All we want is for the damages, and maybe the car we had to rent in the meantime, to be paid for. Is there a case here?

Could you please explain this to me: 1.a. Any towed or removed vehicle or vessel must be stored at a site within a 10-mile radius of the point of removal in any county of 500,000 population or more, and within a 15-mile radius of the point of removal in any county of fewer than 500,000 population. That site must be open for the purpose of redemption of vehicles on any day that the person or firm towing such vehicle or vessel is open for towing purposes, from 8:00 a.m. to 6:00 p.m., and, when closed, shall have prominently posted a sign indicating a telephone number where the operator of the site can be reached at all times. Upon receipt of a telephoned request to open the site to redeem a vehicle or vessel, the operator shall return to the site within 1 hour or she or he will be in violation of this section. My roommates and I are renting and are having issues with our landlord. We live in Kissimmee, Florida. Yesterday our landlord told us we can no longer flush toilet paper in the house. He claims that it’s the cause of a recent mainline backup. We have been experiencing this issue since two days ago. We notified our landlord one day ago as of December 18, 2025. He still has not sent a plumber out, and we cannot take a shower because the water backs up into the shower. We have not considered legal action yet and do not know how we can proceed. There are no health effects that we can tell. Here is part of our lease agreement: 2.6. LANDLORD'S OBLIGATIONS 2.6.1. Services and Utilities Landlord will only provide the services and utilities as specified in the Basic Terms and as otherwise required under applicable law. Tenant waives all liability of Landlord for any interruption or insufficiency of any service or utility resulting from causes beyond the reasonable control of Landlord. 2.6.2. Maintenance and Repairs Subject to Tenant’s duties under Section 2.5 above, Landlord will maintain the Property (including its structural elements, roof, and systems) in good order and repair and, if applicable, will maintain the Building common areas in a clean, safe, and sanitary condition. Landlord will be responsible for, and will pay for, repairing (and restoring to working condition) the appliances, fixtures, or equipment located in the Property, except if any repairs are necessary as a result of improper use by Tenant or any Occupant, or the guest of Tenant or any Occupant. Tenant will notify Landlord promptly in writing upon becoming aware of any condition within the Property or, if applicable, in the Building, that requires repair or maintenance by Landlord. Landlord will undertake any required repairs reasonably promptly (and in any event in accordance with applicable law), based on the condition, following receipt of notice. Delay by Landlord in performing or completing any repair will not permit Tenant to complete the repair or incur related expenses or to terminate this Lease.

Hi. This is regarding immigration help. My wife and I are having to extend her visa waiver (Citizenship: Spain) and we were going through a lawyer, but the cost last minute was extreme. We were prepared for about half of what showed up on the invoice. We have to file by October 25th and we want to do this legally, but we don't have much time. You see, after telling us a process that would be illegal for her (and would result in her deportation) the CBP officer at the Miami Airport informed my wife that if she left and tried to return to the US to visit me, that she would be detained and we are worried that if she leaves, we won't be able to be with each other/live together for the foreseeable future. Please help. I love her so much and I can't stand the thought of her never being able to come here.
