[KS] Can a landlord terminate a lease for domestic violence and animal cruelty?

We found out our tenant filed a restraining order against her boyfriend (also a tenant). He shot her cat and sent her a picture. She’s moving her things out tonight with a sheriff escort. We want to serve him a notice to vacate at the same time. It’s a one-time 12-month lease. Do we need 30 days, or can we terminate immediately for criminal activity?

[KS] How do I challenge an executor’s decisions?

My father died in January 2023. My brother and I are co-beneficiaries of the estate in Sedgwick County, Kansas. I declined to serve as co-trustee and co-executor because I live out of state state, so my brother is serving in both those positions. I also signed a waiver of bond and agreed to the use of the Kansas Simplified Estate Act. He promised monthly phone calls and to settle the estate quickly. I’ve spoken to him twice in two years. He refuses to give me information, won’t put the house up for sale, won’t sell the vehicles — I could go on. What can I do? I’d like to get as much information as possible; I’m sure a letter from an attorney will get his attention. I’d appreciate guidance. Thank you.

[KS] What steps do I need to take to access my late mother’s safety deposit box?

My mother died in 22 and me and my brothers are her heirs. We've gone through probate for her house and are entitled to it. I thought that covered all her property but apparently not her safety deposit box. Is the small property affidavit the only thing I need to get access to the box?

I would appreciate advice on being able to sublease a property in the state of Kansas. The property is held in a trust with three beneficiaries: my two brothers and me.
