Hello. I am landlord of a small apartment and need to evict a tenant. In the lease agreement they are now on a month-to-month lease and specifically have their initials to a clause saying: “The tenant hereby specifically waives his/her rights to a 30 day written notice to vacate the premises for non-payment of rent.” Their most recent check bounced and they need to be evicted for multiple reasons, but I want to make sure I can legally send this eviction notice and have them out by July 6, 2025.

Looking for additional affidavit for a TN will to be executed at the time of signing which fully conveys that the person executing the document possesses the necessary legal capacity to execute his or her documents but is choosing to execute the documents by proxy for a valid reason. Executor is elderly and although does have the mental capacity, no longer has the physical capacity due to being legally blind as well as loss of fine motor skills.

Local school board in Tennessee initiated a policy that I feel unreasonably restricts the public ability to speak at the meetings. It requires you to be a Hamlin County resident, provide your full address, request permission from the director of schools five days prior to the meeting specifically providing topics you wish to discuss, and a conversation with the director regarding the topics you wish to discuss in order to be put on the agenda to speak. On top of this the district does not release a very basic version of the agenda until sometime the day you must have permission and no supporting documentation is provided with the agenda to the public—you must request this information be sent to you via email.
