I want to know if I can retrieve any of my personal property I used to furnish the house where the tenant is not paying rent AND has three unauthorized dogs on premise. It is an informal lease just stating that the house has my personal items of beds/dressers that the tenant is able to use during her lease terms. Also, I have outside perimeter cameras on the property that in no way can see private areas or anywhere in the house — are these legal? She also disabled all of my cameras. Is there any legal recourse of action I can take immediately? I am afraid she will be taking personal property. How do I handle this while I'm waiting for court response, since she is clearly NOT cooperating? Also, she is now claiming I'm "harassing" her for sending notices. I'm about to lose my mind; but I just need to know how to handle the camera tampering.

I'm trying to figure out if I have screwed up my divorce by filing the wrong documents. I initially filed an FL-120 in response to my spouse's petition to divorce. We just wanted a dissolution without any kids and neither of us to owe the other anything. We also both wanted to do this without lawyers, as neither of us are interested in spending much money. We'd also been married less than five years (barely two). After these were filed we hadn't heard from the court for a long while and didn't know how to move forward. After a hearing two years later we had a judge simply ask for us to file some sort of document. What we ended up filing was an FL-800, which is a joint petition to end a marriage that is less than 5 years where there is no property or finances to split. When I asked the court clerk if this was normal (petitioning a new petition in a case that already has a petition) they didn't seem to indicate it was. However, having had my spouse sign it and submit it, my spouse is now telling me it was "accepted by mistake"?

Hello, my father passed away and left no will. Recently I found out he left a bank account through Citibank in CA. I do not live in CA, I live in CO. It has been difficult to find out what I need to do to gain access to this account. I am aware since the amount does not exceed $184,000, a full probate process is not necessary. However, I am completely lost as to how to get this process started and where to go. I had an affidavit made because I read an affidavit can be provided by the bank or one can be done following the guidelines. I need some guidance as to how to get this process started, please.

Well, this is a bit of a tricky one. What is supposed to happen if a tenant can't pay the full security deposit and rent but has given some of it partially? And they have already moved in? The lease agreement started on 11/1/25 but due to their schedule they couldn't meet until 11/2/25 to sign everything. They had already paid $900 at that time. The lease said full deposit and first month's rent was due at signing. But the tenant said he couldn't get the rest of the money yet and that they should probably start moving their stuff out that night on the 5th. So yesterday I went there to give them the 1500 in cash back and said that we'd likely have to keep some money from the initial $900 they sent for the days that they stayed there. I gave them the keys and they said they could get the rest. But on 11/5/25 they could only pay 1500 more. They also had been saying they were waiting for their Zelle payment to go through but that the bank was holding it. Then I told them we need to collect the rest of the $2600 tomorrow by noon 11/6/25 or needed to collect the keys.
