I need help finding a law that supports the argument that when a repossession release is issued directly to an auction yard where the repossessed vehicle is stored from the lienholder/financial institution that authorized the repossession, that document should be honored—even if another version of the document was created and issued after the original document.

I gave my tenants a 3-day notice to pay rent or quit on April 22, 2025, but I sent it via text, email, and certified mail. I was told those aren't valid methods and could get dismissed in court. Do I have to serve them with another 3-day notice before filing for eviction?

My mother recently passed away. She had a property in California that she was "renting" to a woman and did not require a security deposit and did not have a rental agreement in place. We need to sell the property and advised the renter she needs to vacate the property by 6/30/2025. The woman is requesting a rental agreement. She has only been in the property since August of 2024. What language needs to be used in the rental agreement so that we are following the law to have her out by 6/30/2025 since she has stated she does not want to vacate the property.

My father is elderly. I need to start getting all his medical information to help with his care. I’m thinking I need a HIPAA form that I can just write the doctor’s name into. But is it legal to write in the doctor’s name on a signed form? Is there a different way I should be handling this?

My tenant has been in an active mental health crisis where she is delusional about everything, and she has not paid the rent. She previously told me she’d move out on May 1st. Since she hasn’t been home for a week and hasn't paid rent, how do I evict her? She had a six-month lease, and it's no longer valid.

My mother died in November of 2024. She had both a will and a family trust. She had two homes in Mentone, California. My brother David has lived in one for about 7 years, and my daughter Elizabeth has lived in one for about 15 years. She appointed my eldest brother Daniel to be the trustee. My daughter Elizabeth became gravely ill in late 2017. On July 11, 2018, she revised the family trust to include Elizabeth as a beneficiary. The trust states that the trustee may sell trust property, however that any such transaction shall be for full and adequate consideration. On 03/17/2025, my brother Daniel filed a quit claim deed giving my brother David both properties for no consideration. David is now trying to sell the properties and has told my daughter that she must move. Elizabeth is on hospice and has neither the physical nor financial means to move. We have no money for a lawyer. My mother’s intentions are being ignored and I believe they are violating the trust. What can I do to stop my brother from selling the property? What can I file to have this matter reviewed by the authorities? I have no money. My daughter is dying and I don’t know what to do.
