When our tenants moved into the property they moved in on the 26th of February and paid the first month’s rent on February 28th, which we mutually agreed would be the rental payment due date. The tenant failed to pay the rent on May 28th. On our eviction letter would the rent-owed rental period be between March and May 28th or May 28th to June 28th?

Would it be better to do a general warranty deed or a deed of gift? One last question: can you confirm I am doing the steps correctly? The son passed away and was never married, nor had children, only a property. However, one of the parents is deceased. According to Texas law, the deceased parent’s share automatically goes to the other siblings. I did an affidavit of heirship, and now I am creating a general warranty deed. Is this correct? I greatly appreciate all your help.

Hello! My dad has a terminal illness and we just got done with signatures and notary on me being his POA agent (effective immediately). I’m trying to figure out what I need to do now (like with the paperwork) and what other steps I need to take to make sure I’m prepared to handle his affairs, other than stuff like funeral plans, which we’re already working on.

My niece lives in Florida with my sister and they do not get along. It’s been a constant battle for years. I’m now in a position to take care of my niece, and my sister is willingly giving her over. She turns 18 in January 2027, so it’s only about a year and 2 months. Will this form cover everything I need to care for her in that time?

I am in Beaumont, TX and have a 2-year-old. I have no custody plan in place and her dad has been inconsistent, has not financially supported at all, is mentally unstable, and has had some scary moments around me and my daughter. I am on a limited budget and want to do it the best way I can for her while looking out for money as well. I know/think I need to file a SAPCR. I have not gone to the attorney general due to being afraid of what the outcome with her dad would look like. I just need advice.
