Hello. My husband and his brother own the same house that was deeded to them by their father. My husband and I are now married and planning to buy out my brother-in-law’s half. Which deed should I file? A quitclaim deed (one or two of them?), or should I use a warranty deed? Which do you recommend?

I live in Lubbock, Texas, and have family members living in my garage. This was supposed to be a short-term arrangement starting around 1/1/2022. No exact move-out date was ever stated since they’re family and had nowhere else to go. We talked about them staying for a few months, just until they could find jobs and a place to live. It’s been over three years now. They have no full-time jobs, no transportation, and no housing prospects. We originally told them they needed to be out by 05/31/2024. We pushed that date multiple times: to 08/31/2024, then to 11/30/2024, then to 12/31/2024 due to the holidays, and again to 03/17/2024 during spring break. They ignored every deadline and said we’d have to go through eviction if we wanted them gone. We finally told them they need to be out by 05/31/2025, and that anything left behind after that will be removed on 06/01/2025.

I am wanting to have my birth certificate corrected. My mother changed my name on Dec 23, 1976 to my stepfather and rapist of 10+ years. I want it corrected and I am wondering if I have to request a new name change or will an affidavit work.
