I haven’t filed for divorce yet, but my husband is threatening to put out some slanderous words about me on Yelp. I’m a business owner (biblical counselor), and he’s saying if I don’t give him the doctor’s information who provided the reconciliation plan (from Nov. 2023), he will go public.

My husband and I divided all property at the time of writing the MSA, including the dog went with me — the dog is not called out in the MSA, but we said all property was divided — so I just wanted to see in filing for divorce now with MSA do I need to call out the dog separately — and if so, this seems to nullify or weaken the MSA to me?

I gave my tenants a 3-day notice to pay rent or quit on April 22, 2025, but I sent it via text, email, and certified mail. I was told those aren't valid methods and could get dismissed in court. Do I have to serve them with another 3-day notice before filing for eviction?

My mother recently passed away. She had a property in California that she was "renting" to a woman and did not require a security deposit and did not have a rental agreement in place. We need to sell the property and advised the renter she needs to vacate the property by 6/30/2025. The woman is requesting a rental agreement. She has only been in the property since August of 2024. What language needs to be used in the rental agreement so that we are following the law to have her out by 6/30/2025 since she has stated she does not want to vacate the property.
